Contract Welder & Concrete Fabricator

Project Scope

Encore Properties is hiring an independent contractor for a substantial, multi-month rehabilitation project across our Memphis apartment communities.

The focus of this project is repairing, rebuilding, and weatherproofing exterior steel stairwells, guardrails, and balcony landings. You will work directly with ownership to inspect structures, source materials, complete metal and concrete repairs, and apply clean protective finishes.

Core Responsibilities

• Welding & Steel Fabrication: Inspect, cut away rotted sections, and weld replacement tubular steel, stringers, base plates, and handrails on exterior stairways and balconies.
• Concrete Work: Form, pour, and finish concrete stair treads, balcony edges, and landing pads; execute durable patch repairs on chipped or spalled concrete.
• Waterproofing & Caulking: Apply commercial elastomeric joint sealants and moisture barriers to prevent standing water, joint intrusion, and rust bleed.
• Surface Prep & Finish: Wire-wheel weld zones, prime raw metal with rust-inhibiting primer, and paint completed ironwork with industrial exterior enamel.
• Material Logistics: Specify steel, mix, and hardware needs (all approved project materials are purchased directly or promptly reimbursed).

Requirements

• Proven field welding experience specifically on exterior staircases, structural iron, or balconies.
• Practical knowledge of concrete forming, pouring treads, and structural patching.
• Own standard mobile tools, welding rig, cut-off tools, and safety gear.
• Commercial contractor general liability insurance.
• Clear, proactive daily communication with property management regarding schedule and walkthroughs.
• Retired military veterans and seasoned tradesmen are warmly welcomed.
