Contractor Opportunity

Encore Properties is seeking an experienced Memphis Handyman, Part-Time Plumber, Part-Time Electrician, or skilled Retired Veteran with Handyman Skills for ongoing independent contract maintenance across our 2-bedroom residential apartment communities in Memphis, TN. This is contract work billed on a per-job basis at rates agreed upon by both the company and the contractor prior to work commencement.

Ideal Candidate Profile:

• Memphis Handyman / General Contractor: Reliable individual or small trade operator seeking steady supplemental property maintenance work.
• Part-Time Plumber / Electrician: Tradesperson looking for fill-in jobs, unit turnover tasks, and light fixture/plumbing installations.
• Retired Veteran with Handyman Skills: Disciplined, dependable self-starter who takes pride in quality workmanship and troubleshooting.

Required Skills & Responsibilities:

• Light Plumbing: Hands-on installation and repair of faucets, toilets, shutoff valves, showerheads, sinks, garbage disposals, and residential water heaters.
• Light Electrical: Replacing and upgrading electrical outlets, switches, circuit breakers, and indoor/outdoor light fixtures.
• General Carpentry & Repair: Fixing and adjusting windows, interior/exterior doors, locks, hardware, and minor drywall or trim touch-ups.
• HVAC Equipment Diagnosis: Basic mechanical understanding of HVAC systems to perform initial diagnostic checks and identify issues before major service calls.
• Unit Turnover Punch Lists: Completing turnaround repair lists to ensure vacant apartments are clean, safe, and 100% move-in ready.

Compensation & Contractor Requirements:

• Payment Structure: Independent 1099 contract work. Tasks are assigned and billed on a per-job or per-turnover basis at mutually agreed rates.
• Mobile Technology & App Usage: Must have an active smartphone, understand basic mobile application technology, and be comfortable utilizing our project-specific applications to manage, track, and log completed work assignments.
• Tools & Transport: Must possess basic trade hand tools, diagnostic equipment, and reliable transportation across our Memphis property sites.
